A homebuyer's survey will tell you the roof "could not be fully inspected" and recommend you get a roofer to look at it. That is what this is. We survey roofs across Mansfield and Nottinghamshire and give you a written report with photographs, an honest assessment of remaining life, and realistic costs for anything that needs doing — whether you use us for the work or not.
Pre-purchase roof surveys
Before you commit to buying, it is worth knowing whether the roof has five years left in it or thirty, because the difference is easily the price of a small car. We inspect the covering, ridges, valleys, flashings, chimney and roofline from outside, and the structure, underlay and any evidence of past or present water ingress from inside the loft. You get a report you can take back to the negotiation with photographs and figures attached, which is considerably more persuasive than a general survey saying the roof looks its age.
Condition surveys and second opinions
If you have been told you need a full re-roof and the price made your eyes water, get a second opinion. A surprising proportion of the roofs we are asked to look at need a few hundred pounds of targeted repair rather than several thousand pounds of replacement. We will tell you which one yours is, in writing, and we are equally happy to confirm that a competitor's assessment was correct — that is what makes the opinion worth having.
What the report covers
Photographs of every defect found and its location on the roof. The covering type and its approximate remaining life. Condition of underlay, battens and structural timbers where visible from the loft. Ridges, hips, valleys, verges and all flashing details. Chimney stack condition. Roofline, guttering and drainage. Ventilation and any evidence of condensation, which is very often misdiagnosed as a leak. And a prioritised list of works separating what needs doing now from what can reasonably wait, each with an indicative cost.

What it costs, roughly
We quote a fixed price in writing after looking at the job, because roofs vary far more than price lists admit. That said, people reasonably want a ballpark before they pick up the phone, so our roofing price guide sets out real indicative figures for every service we offer, including this one. No registration, no "prices from" that nobody has ever actually paid.
